It's the most common question after 'how much can I borrow?': fix for two years or five? There's no universal right answer — but there IS a right answer for you, and it depends more on your life plans than on guessing where interest rates go next.
The case for a 2-year fix
- Flexibility: you're only committed for two years, so if you might move, split up, have a baby or change jobs, you're not locked in for long
- If rates fall, you get to take advantage sooner
- Often slightly cheaper rates than longer fixes (though not always)
The case for a 5-year fix
- Certainty: your payment can't change for five years, whatever happens to the economy — great for budgeting and peace of mind
- Fewer remortgage cycles: arrangement fees, valuations and legal work every two years add up
- Some lenders can lend you more on a 5-year fix because the affordability stress test is kinder
The hidden costs people forget
Early repayment charges (ERCs) apply if you leave during the fixed period — typically 1–5% of the loan, often reducing each year. On a 5-year fix that's a long commitment. And if you remortgage every two years, product fees of around £999–£1,999 each time can quietly eat the rate saving.
Questions to ask yourself
- Might I move home in the next five years? (Many fixes are 'portable', but porting isn't guaranteed — you re-apply)
- Is my income or family situation likely to change?
- Would a payment rise keep me up at night, or could I absorb it?
- Am I planning big overpayments? (Check the overpayment allowance, usually 10% a year)
