What this calculator estimates
The calculator multiplies combined annual salary by 4.5 and adds the deposit to show an illustrative maximum purchase price. It also shows the resulting loan-to-value percentage. The calculation is a starting point, not a mortgage offer or personalised advice.
Worked example
With one income of £45,000, no partner income and a £30,000 deposit, the illustration gives borrowing of £202,500 and a total purchase budget of £232,500. A lender may offer more or less after reviewing the full application.
What can change the real amount?
- Loans, credit cards, car finance, childcare and other regular commitments
- Credit history, dependants, age and the proposed mortgage term
- How a lender treats overtime, bonus, commission, contract or self-employed income
- The property, deposit source and lender-specific affordability tests
What should you do next?
Read the full guide to how much you could borrow, then ask Nikki to compare lender calculations for your circumstances. Advice is free; a fee is payable only when a full mortgage application is submitted, and reapplications are free.
This tool provides an estimate for illustration only. It does not account for all lender criteria and is not a guarantee, mortgage offer or personal recommendation. Your home may be repossessed if you do not keep up repayments on your mortgage.
