Contractor Mortgages: Day Rates, Documents and Lender Criteria

Written and reviewed by Nikki Jetha, mortgage adviser at Casa Capital

Contractors can get mainstream mortgage rates, but the lender must understand the income. Some use accounts or tax figures; others annualise a day rate. Choosing the assessment method that reflects your real earnings can materially change the result.

    A simple day-rate example

A lender might calculate £400 × 5 days × 46 weeks, producing £92,000 of assessable annual income before its affordability checks. This is only an illustration: multipliers, weeks used and acceptable contract types vary by lender.

    What strengthens a contractor application?

    • A current signed contract with time left to run or evidence of renewal
    • A consistent track record in the same role or industry
    • Clear explanations for gaps between contracts
    • Bank statements, identification, deposit evidence and any accounts requested

Umbrella, limited company and fixed-term contractors

These are not assessed identically. Umbrella deductions, company salary and dividends, retained profits, and fixed-term employment history can each point towards different lenders. See contractor mortgage advice and the broader self-employed mortgage guide.

Expert tip: Have your current and previous contracts ready before a Mortgage in Principle. Clear paperwork makes it easier to select the right lender first time.
