How did we work this out?

Private rent: ONS Price Index of Private Rents, monthly price statistics. This is average rent across new and existing private tenancies, not just newly advertised homes. These are official statistics in development; local estimates can be revised.

The map shows each borough's newest stored observation. The London middle is the median of available borough average rents, not a weighted official London rent.

Pay: the latest available ONS median annual full-time residence-based gross earnings for the selected borough. Annual average rent ÷ local gross pay × 100 is an illustrative comparison of a household's rent with one person's pay. It is not renters' actual spending share; household size, part-time work and earnings vary. The rent and pay periods differ. A verified new-tenancy affordability release has not been used or recreated at borough level.

Buying: UK HPI first-time-buyer average prices, not the annual median mortgage property-value measure used by Deposit Gap. HPI buyer-type figures are provisional and revisable. The rented and purchased homes are not necessarily equivalent.

Mortgage: direct Bank of England quoted two-year fixed owner-occupied series, mapped to each deposit band, with no interpolated rates. Repayment = loan × monthly rate ÷ (1 − (1 + monthly rate)^(−360)). Zero-rate observations use loan ÷ 360. Rates may change after the fixed period.
